What are your choices when it comes to commercial property?

By Greg Bell

We've all heard the phrase 'Location, location, location' when it comes to finding the perfect property. With Gold Coast commercial property, you already know the location's great! However, it's also important to find the right type of space for the business you operate. Some companies need fully furnished and organised shop fronts, while others just need a desk for customers to pay for their purchase.

Understanding what types of commercial properties exist in the first place is key to making sure you get the right building for your business.

Industrial property

The term is frequently used to describe warehouses, but can also encompasses manufacturing or distribution centres, self-storage facilities as well as some forms of office space. Generally speaking, industrial properties provide plenty of room for storing goods or for assembling and making products.

Manufacturing spaces come in a variety of states from little more than an open space for you to customise as required (at your own expense) through to fully fitted factories. Whatever type of industrial property you're looking at, they often come with office or administrative spaces too – perfect for an operations manager or for a customer services desk.

Retail

Many of us think of retail property simply as shops, but there are a number of options available to businesses looking for this type of venue. Alongside individual shops, some larger venues offer room for multiple stalls to trade side-by-side or sub-let a section of their space. Shops are available as street-facing, or within a mall or other centre.

Retail property comes in a variety of locations and it's crucial that you weigh up what kind of customer you want to attract and where you're likely to find them. Sometimes, having other shops around to benefit from their footfall is essential, but for some businesses it's not necessary at all.

Offices

Businesses that need little in the way of storage space on site, and are selling services rather than products are well-suited to office space. This type of property is also available in a variety of different set-ups with varying lease periods.

Some offices are entirely self-contained, meaning that only your business has access to the property. Other offices are available as a floor within a building, or even a section of a floor that is leased by a variety of companies. Depending on your arrangement, you may need to arrange for kitchen facilities and property maintenance, whereas some types of office property come with this fully provided.
