Three signs it’s time to move to a larger office space?

By Greg Bell

As the tenant of a commercial property, it can be difficult to know when it's time to upgrade to a larger space. This is particularly true in offices, where a need for more room it isn't always as obvious as in a retail store – where you simply might not be able to fit all of your stock or customers.

Fortunately, there are a few tell-tale signs that it's time to wrap up your current lease and move to a larger office space that better suits your needs.

1. The space is getting crowded

While you might not have customers queuing out the door like in a too-small restaurant, offices can get crowded in different ways – such as having too many people sharing too few desks. Not only does this create an unpleasant working environment, it also makes it far harder for staff to keep their areas orderly.

At the same time, having too many people in a small space makes an office very noisy and cluttered, which reduces productivity by introducing all sorts of unnecessary distractions. If this sounds familiar, it could be time to move somewhere a bit roomier and ensure every employee has the right environment to work properly.

2. The amenities aren't up to scratch

Many of us have experienced offices where there are more than 50 employees and only one bathroom. While this may not have a huge impact on the spaciousness of an office as a whole, it does create frustration within a workforce.

More importantly, if your office only has one meeting room – and it's constantly booked out – employees can find it difficult to arrange a formal space in which to meet clients, make delicate phone calls, or simply have team discussions. In this scenario, upsizing to somewhere with multiple breakout rooms is a good idea.

3. The space is restricting you

Finally, perhaps the biggest sign that it's time to move on to a new office space is a sense of restriction. This could be anything from feeling unable to hire new employees to not having enough storage space for all of your paperwork. If there are any elements of the commercial property you're leasing that have a negative effect on your business, it's time to move on to somewhere new.

While space is one aspect of moving to a new office, you can also use the opportunity to address any other issues with your property. For example, moving closer to your client base, reducing rent expenses, or even just giving your organisation a fresh start in a slightly more modern location.
