How can you improve your relationship with commercial tenants?

When you own a commercial property, it's critical to be able to foster and maintain a positive relationship with your tenants, no matter what type of business they're in. However, that's often easier said than done, because there are a million little things that can change at a moment's notice and potentially lead to frustration.

The question, then, is what you can do to minimise those frustrations and otherwise keep your relationship with your tenants relatively strong on an ongoing basis. Perhaps the easiest is to always be available for a quick phone or text conversation, or to answer emails in a timely fashion, Fortune Builders notes. As you might imagine, if a tenant is reaching out to you with questions or concerns about the property and waiting hours or even days to hear back, that's going to paint you in a negative light.

Prioritise maintenance to keep everyone happy

Another major source of frustration for any commercial tenant is when something breaks or is in need of maintenance and it's just not getting done. It should never be incumbent upon tenants to take these costs on themselves, and you as the property owner need to remember the old adage that an ounce of prevention is worth a pound of cure. If you set up a regular maintenance schedule for all the fixtures and features in your property, your tenants are more likely to stay satisfied.

Know who's responsible for what

On the other hand, there are some things your tenants might expect you to take care of, but for which you are not responsible or required to handle, according to Zumper. The best solution here is to make it clear right away what you are responsible for handling, and what tenants must deal with on their own. As long as you lay those ground rules, there are no outsized expectations for anyone, and while they might not always agree with these rules, tenants will understand where they stand in almost any given situation.
