7 commercial property maintenance tips for spring

Spring has sprung in Australia and just like you might want to do a little bit of spring cleaning around the house, you should also make sure your commercial properties get the same kind of attention. Of course, that kind of effort will be quite a bit different from the usual decluttering you do at home, but it's no less important.

The following are just a few critical aspects of properly maintaining your commercial properties this spring:

1) Get up on the roof

First and foremost, you should make sure the roof of your building is in good shape, no matter what kind of commercial building you own, according to Enhance Services. Something as small as a few missing shingles could become a big problem down the road if you don't address it quickly, so putting in that kind of effort now and fixing whatever may be wrong is a must.

2) Check the HVAC

Your building's heating system likely put in some work this winter, and you will want to make sure the air conditioner can do the same as warmer weather arrives. Check that everything is running as it should, of course, but also that your ducts aren't leaking any air. That can be a big waste of energy and create more strain on your systems.

3) Wash the windows

It may seem simple, but giving windows a good scrub is extremely important. Asset Management Alliance recommended giving them a good wash simply because it's aesthetically pleasing for tenants and visitors alike, as well as good for the windows themselves.

4) Power wash the exterior

Especially if this is the sort of thing you haven't done in a while, now is the time to power wash your building's exterior. There may be months or years of dirt and grime built up, and this can be both unsightly and potentially damaging. Find the right level of power to wash the sides, front and back of the building, based on the material you're cleaning, and your building will look better than it has in quite some time.

5) Clean hard floors and carpets

The floor of any building tends to take a beating in autumn and winter, and now is the time to renew them. Cleaning and upkeep will help your building's interior look great.

6) Pest-proof the building

Spring is a time when many bugs and critters may start to pose a bigger threat to your property than they did in the past several months, and you need to make sure you're set up to avoid that risk. You may want to set some traps, make sure your foundation is in good shape and otherwise do what you can to get out in front of an infestation of any kid. That's especially true if you've had pest problems in the past.

7) Give the whole building a careful once-over

Finally, it's a good idea to just go all around and through the building to make sure you don't see anything that is obviously in need of a little more attention. Stained ceiling tiles, damaged flooring, creaky doors and windows that don't seem to open right are all issues you can address quickly and easily.
