How to choose a commercial space for millennials

By Greg Bell

Whether they're being criticised for their avocado consumption or for making Australia a nation of renters, it seems like millennials can't escape scrutiny when it comes to the property market.

Regardless, when you choose your commercial property on the Gold Coast, you should keep millennials in mind. Why? Because Gen Y will likely make up a sizable proportion of your staff, clientele or both.

Two factors that matter most to millennials

To keep young people happy when they visit your commercial space to work, shop or conduct business in any way, make sure your property has some of the features that matter most to them.

While many factors contribute to how a person of any age will feel about a given site, two are particularly important to Australian millennials.

Technology and connectivity

No matter the nature of your business, technology will likely be important to people who visit your space, particularly those in their 20s and 30s.

According to Deloitte's global study, 'super connected' millennials see a clear link between technology and a number of workplace benefits, including:

  • Overall productivity
  • Economic growth
  • Gaining influence within an organisation
  • Learning new skills

While older generations may have seen things like technology, automation and flexible working as a hindrance to progress, Gen Y (and likely Gen Z) is just the opposite. They value technology and associate it with opportunity.

If you plan to hire millennials or if they'll likely conduct business in your establishment, ensure that your space can support this generation with things like fibre internet, smart presentation screens and devices that allow connectivity with those working remotely.

Environmental sustainability

Just over 60 per cent of young Australians identify climate change as the most serious issue facing Australia today, according to a survey by the Word Economic Forum.

Making sure your commercial space is eco friendly then doesn't just benefit Mother Earth, it will also benefit you in your efforts to recruit or trade with young Australians.

Going green doesn't need to break the bank. Even simple features such as water conserving toilets and sinks and plenty of windows that allow natural light in will make your building stand out to environmentally savvy millennials.
